Septic System Questions

  1. Where is the septic tank and drain field located?
    Request a map or permit record showing their locations on the property.
  2. How old are the septic tank and drain field?
    Older systems may need repairs or replacement.
  3. Are maintenance and pumping records available?
    Ask for documentation of inspections, pumping, and repairs.
  4. When was the system last inspected and pumped?
    Regular maintenance is key for system longevity.
  5. Has the system ever failed or needed repairs?
    Learn about any history of backups, leaks, or repairs.
  6. Is there space for a secondary leach field if needed?
    Check if the property allows for a backup drain field.
  7. Does the septic system comply with local regulations?
    Confirm with your realtor and local health department.
  8. What can and cannot go down the drains?
    Understand proper use to avoid costly problems.

Well Disclosure Questions

  1. Are there any wells on the property?
    Request a map showing the exact location(s) and the legal property description.
  2. What type of well is present?
    (Drinking, irrigation, or other) and whether it is currently in use or abandoned.
  3. What is the well’s depth, age, and date drilled?
    Deeper, newer wells may be more reliable.
  4. What is the condition and age of the well pump and pressure tank?
    Older equipment may need replacement.
  5. Is there a maintenance and repair history for the well?
    Ask for records of routine service and any repairs.
  6. When was the most recent water quality test performed?
    Request the date, results (including yield), and any contamination findings.
  7. Are there any water treatment or filtration systems present?
    Know what’s installed and if maintenance is up to date.
  8. Are there any known issues with water supply quality or well performance?
    Ask about past or current problems with water pressure, quality, or supply.
